How Much House Can You Really Afford in Savannah? (Hint: It's Not What the Bank Says)

by Ed And Lisa Yannett

Here's a rule a lot of buyers live by: "If the bank approved me for it, I can afford it."

That one belief has made a lot of good people house poor.

I've spent over 30 years in real estate as an investor, a contractor and an agent. The bank's number answers one question: how much will they lend you? It does not answer the question that actually matters: how much house can you own and still enjoy your life in Savannah?

Let's break it down.

1. The Down Payment Is Just the Cover Charge

Most buyers save up for the down payment and think they're done. They're not. Your real cash to close usually includes:

  • Your down payment
  • Closing costs (lender fees, title work, recording)
  • Prepaid homeowners insurance, often a full year up front
  • Prepaid property taxes to fund your escrow account

Here's the part no one explains: right now, Savannah buyers have leverage. Sellers are more open to paying some or all of your closing costs. Depending on your loan program, an offer written the right way can cut the cash you bring to the table by thousands. That's where deals are won or lost.

2. Know Your Debt-to-Income Ratio Before the Lender Does

Your lender adds up your monthly debts (car payment, minimum credit card payments, student loans, any other mortgage) and compares that to your gross monthly income. That's your DTI.

Many Savannah buyers can improve their numbers with small moves, like paying off a small balance before applying. Know your DTI early, and you walk in with options instead of surprises.

3. Your Approval Is a Ceiling, Not a Target

The bank doesn't know you like a riverfront lunch in Thunderbolt on Saturdays, a week away every summer, or putting money aside for the kids. You do.

What you qualify for and what you're comfortable paying are two different numbers. Nobody wants to be the person with the beautiful house and no money left to enjoy it. The goal was never to buy the most expensive house a lender will sign off on.

4. Get a Fee Sheet on the Actual House

Before you write an offer, ask your lender for an estimated fee sheet on that specific address. It should show your rate, taxes, insurance, cash to close, and principal and interest.

And here's my contractor side talking: also ask what the house will cost to keep. How old is the roof? The HVAC? The water heater? I look at a house and see the next five years of bills. You should too, before you commit.

5. Same Price, Different Payment

Two homes at the same price can carry very different monthly payments. Inside Savannah city limits, unincorporated Chatham County, Pooler, Richmond Hill and Effingham County all tax differently. Out on Wilmington Island, Isle of Hope or Tybee, flood insurance can change the math again.

All real estate is hyperlocal. Compare the payment, not just the price tag.

6. Shop by Payment, Not by Price

You don't have to start with a price. Start with the monthly number that lets you sleep at night.

Tell us that number. We'll work backwards with your lender, using your financing, taxes and insurance, and show you what it actually buys in the neighborhoods you love.

What About Interest Rates?

Nobody likes higher rates. But higher rates thin out the competition, and fewer buyers means more room to negotiate on price and closing costs.

You've heard "marry the house, date the rate." It's half right. You can refinance a rate later if the numbers make sense. You can never refinance the price you paid. Just make sure the payment works today. Never buy a house you can only afford if rates drop.

Stop asking, "What's the most I can get approved for?"

Start asking, "What payment lets me live the Savannah life I moved here for?"
